After over 14 years of boarding and training horses, Kay and I have finally decided to retire and spend the rest of our years doing what we want to do. Decided to replace rather than repack with grease and have motor fail at later date. System completely checked by Russell's Air Conditioning on 12-17-07 and found to be in perfect condition. All Electric service is with O G&E. We average our electric bill over a 12 month period. As of June 2008 our payment was $111.35 per month. This includes Wattsdog Surge Protection which cost $5.35 per month.

             House/Barn Water Well Pump Replaced 2-13-1996. Well approximately 160 feet deep with plenty of clear water. It is set up to run off O G&E Electric or you can plug it into a generator in case of power loss. Well in East Pasture is set up to run off a generator because there is no electric service to this parcel.

              Solar Hot Water System: Re-plumed in 2006. System last used in 2006 and maintained a water temperature about 97 degrees F.

Loafing Sheds: There are two (2) large metal loafing sheds. One is located in the East Pasture and one is located in the West pasture.

Fencing: Center 5 acres is fenced with pipe and cable. Other two five acre parcels are mainly barbed and smooth wire. All three parcels are fenced and cross fenced.

Dressage Arena: Standard (Large) 20m x 60m. arena which is completely sand (no clay) Footing has been described as excellent by a Grand Prix Clinician who gave a clinic here a few years ago.
